At Cityscape Global 2025, Nations of Sky placed the spotlight firmly on Jirian City, its flagship mega-development in Egypt’s rapidly evolving New Delta region. For vice chairman Tamer Nabil, the event served as a critical platform to introduce the project’s scale, purpose and regional investor appeal.
“Jirian City is a mixed-use development, located in the west of Cairo, over 2,200 acres. It is a mix of innovation, creativity, engineering miracle… it is part of what we call a New Delta project,” he said. The broader New Delta initiative aims to cultivate two million acres to reduce Egypt’s agricultural imports—a national project that Jirian City directly supports through smart water utilisation and land transformation.
A mega-development built on innovation and national impact
What makes Jirian City stand apart is its integration of urban living with agricultural infrastructure. As Nabil explained, the project leverages massive water-transfer mechanisms that feed into the development zone.
The development is designed as a comprehensive, self-sustaining urban ecosystem, featuring
• 30,000 residential units,
• hospitality, medical and educational facilities,
• entertainment and leisure districts, and
• a major non-residential zone located within a special economic zone, providing incentives and streamlined access for investors.
These components collectively position Jirian City as one of Egypt’s most strategically aligned projects—supporting agriculture, enabling new communities, and promoting economic diversification.
Nations of Sky sees strong alignment between Jirian City’s offering and Saudi Arabia’s growing appetite for international real estate. According to Nabil, the emotional connection that many Saudis feel toward Cairo and the Nile adds a unique dimension to the project’s appeal.
“All Saudis love the Nile. They have a strong emotional bond. So we’re creating a unique second home for our Saudi brothers,” he said.
With Egypt emerging as one of the most active investment corridors for Saudi and GCC capital, Jirian City is being positioned as both a lifestyle destination and a long-term investment opportunity.
AI and PropTech reshaping development strategies
For Nabil, the future of real estate development in the region will be increasingly shaped by data-led decision-making. “PropTech is doing right now a huge difference… people are using AI and PropTech to identify the right segment, the right client… the type of product you will be selling… and the right price,” he noted.
The company expects artificial intelligence to play a bigger role in optimising product design, forecasting demand, and fine-tuning customer targeting—capabilities that will be integral to the rollout of large-scale urban projects like Jirian City.

Nabil’s view of success at the event blends visibility with commercial momentum. “Being in Cityscape Global, which is the biggest real estate fair in the region, is one of the success factors… second, the quality of business deals and partnership deals we will be signing soon… and third, the sales.”
